Intu Costa del Sol, Lagoh y Open Sky copan el 40% de los nuevos centros comerciales en España
Los macroproyectos copan el desarrollo de nuevos centros comerciales. Los complejos comerciales de Intu Costa del Sol, con 235.000 metros cuadrados de superficie bruta alquilable (sba); Lagoh, con 100.000 metros cuadrados, y Open Sky, con 91.000 metros cuadrados, copan el 40% de la superficie de los centros comerciales que abrirán en España en los próximos años.
En total, en estos momentos se están promoviendo 23 nuevos centros comerciales, que tendrán una superficie bruta alquilable agregada de prácticamente 1,1 millones de metros cuadrados, según datos de la Asociación Española de Centros y Parques Comerciales (Aecc).
Intu Costa del Sol, situado en Torremolinos (Málaga), será uno de los mayores complejos comerciales de España. La promotora del proyecto, que tiene un presupuesto previsto de 800 millones de euros, es la compañía británica Intu, que se ha aliado con Eurofund. Además de 142.000 metros cuadrados destinados a espacios comerciales, el centro también contará con veinte operadores de ocio, setenta restaurantes, hoteles, una sala de conciertos con capacidad para 5.000 personas e, incluso, una granja urbana.
Por su parte, Lagoh tendrá una superficie de 123.500 metros cuadrados, de los cuales 100.000 metros cuadrados serán de espacio comercial y de ocio, que darán cabida a 200 locales. Este centro comercial, cuya apertura está prevista la próxima semana, se convertirá en el mayor del área de Sevilla.
El podio lo completa el centro comercial Open Sky, ubicado en Torrejón de Ardoz (Madrid), que abrirá en el segundo trimestre de 2020 y contará con 90.000 metros cuadrados de superficie comercial. Además, también ofrecerá a sus visitantes un lago, una playa artificial y un túnel de viento.
Andalucía es la comunidad autónoma en la que abrirán más centros comerciales en los próximos años. Además de Intu Costa del Sol y Lagoh, también se estrenarán Wilt Retail, en Dos Hermanas (Sevilla); Jaén Plaza; Los Patios de Azahara, en Córdoba, y El Canario en Huércal (Almería). La Comunidad de Madrid, con cinco nuevos complejos, y Galicia, con cuatro, completan el podio. Estos centros comerciales copan el 44% de los metros cuadrados
de nueva construcción en España.
Los nuevos centros comerciales sumarán una superficie de prácticamente 1,1 millones de metros cuadrados
Trece centros ampliarán su superficie
Además de los centros comerciales de nueva construcción, hasta trece complejos están en proceso de ampliación, lo que permitirá sumar hasta 380.000 metros cuadrados de superficie al parque comercial español.
El proyecto más importante es el de Camino Real, en San Fernando de Henares, que prevé sumar 200.000 metros cuadrados de superficie. Esta ampliación permitirá integrar un centro comercial de 90.000 metros cuadrados, con 13.000 metros cuadrados destinados a la restauración, 18.000 metros cuadrados al ocio, un parque de medianas de 40.000 metros cuadrados y una tienda de la marca sueca Ikea de 35.000 metros cuadrados.
A esta ampliación les siguen un engrandecimiento de 40.000 metros cuadrados en el centro comercial que Carmila tiene en Terrassa (Barcelona) y otro de 37.616 metros cuadrados en La Maquinista, en Barcelona.
